Clearwater has its share of older homes, from early neighborhoods near downtown to block houses built in the decades after. Many still have plaster walls, either on wood lath or applied directly over concrete block. When those walls crack, owners almost always ask the same thing: should I repair the plaster, or tear it out and put up drywall?
There is no universal answer, but there is a clear way to decide. This guide explains what drives the effort and cost of each path.
Why Plaster Work Is Different
Plaster is harder, denser and thicker than drywall. That makes it durable and quiet, but it also means:
- Repairs need a bonding agent so new material grips the old surface
- Loose plaster on lath must be re-secured, not just filled
- Matching a hand-troweled finish takes practice
- Demolition is heavy, dusty and messy
Fewer tradespeople specialize in it. The Patch Guyz have a dedicated plaster specialist, Danny, for exactly this kind of work.
What Shapes the Cost of Plaster Repair
Type of plaster wall
- Plaster over block is common on exterior walls of older Florida homes. It is generally stable, and cracks are often from settling or moisture.
- Plaster on wood or metal lath is common on interior walls. Watch for areas where the plaster has come loose from the lath.
Type and extent of damage
- Hairline cracks: open slightly, bond, fill and finish
- Larger cracks and bulges: re-attach with plaster washers, then fill
- Missing chunks or holes: build up in layers
- Water damage: dry the wall, remove soft plaster and rebuild
Finish
Smooth, sand-finished or textured plaster each takes a different technique to match.
Access and protection
Plaster repair creates fine dust. Protecting floors, furniture and the HVAC system and using HEPA dust control is a real part of the job.
When Repairing Plaster Makes Sense
- Damage is limited to cracks, small holes or a few loose areas
- The wall is sound overall when you press on it
- You value the character: plaster's solid feel, sound dampening and original trim lines
- Replacement would disturb a lot: built-ins, trim, electrical and the rooms on either side
Repairing preserves the original wall thickness, so trim and door casings stay aligned.
When Replacement Makes Sense
- Large areas are loose, bulging or crumbling and would need near-complete rebuilding
- Extensive water damage has softened the plaster across a wall
- You are renovating anyway and the wall is being opened for new wiring or plumbing
- The room is being reconfigured, with walls moving or doorways changing
Replacement has hidden costs. Plaster is heavy to demolish and dispose of, and new drywall is thinner, so trim, outlets and window returns may need adjusting. Replacing whole walls or rooms of plaster is a job for a drywall installer or general contractor; The Patch Guyz repair plaster and replace damaged sections, not entire rooms.
A caution for older homes
Old plaster and paint layers can contain lead in homes built before 1978, and textured coatings from before the mid-1980s may contain asbestos. Test before large-scale demolition or sanding.
A Middle Path: Skim Over Sound Plaster
For walls that are solid but covered in fine cracks, a skim coat over the existing plaster, after reattaching loose areas, gives a smooth, new-looking surface without demolition. It is often the best value for older Clearwater homes.
What a Professional Plaster Visit Involves
A typical repair follows a steady sequence:
- Protect the room and set up HEPA dust control.
- Remove loose material and open cracks slightly so filler can key in.
- Reattach any plaster that has pulled away from the lath.
- Apply a bonding agent, then build up the repair in layers.
- Match the surrounding finish and leave the wall ready for primer and paint.
Each layer needs time to set, and in humid weather that can stretch a repair over more than one visit. A clear written quote should explain this up front. Ours is the final price, with a walkthrough before payment.
How to Decide, Wall by Wall
- Press gently across the wall. Note any areas that move, sound hollow or crumble.
- Look for water stains or bubbling.
- Decide whether the room is being renovated anyway.
- Take photos and get a professional opinion on repair, skim or replace.
