Leak Marks & Soft Spots
Ceiling Water Stain Repair
A tea-coloured ring on the ceiling is the last thing a leak leaves behind. Once the source is fixed and the board is dry, we make that one spot disappear: seal it, replace any soft section, rebuild the texture and touch up the paint.

What a ceiling stain is telling you
That yellow-brown blotch is not dirt. As water travels through gypsum board it dissolves tannins and minerals from framing, insulation and the paper face, then leaves them behind as a ring when it evaporates. The darker outer edge marks how far the wet front spread; a stain with several nested rings usually means the drip happened more than once.
The ring matters less than what sits behind it. Before anyone talks about paint, three things need answers: has the leak actually been fixed, is the board still damp, and has the ceiling lost strength? A flat, firm stain is a cosmetic job. A sagging, crumbly or bubbling patch is a structural one for that section of board, and it gets cut out rather than covered up.
This page covers one stain or one soft spot at a time, the typical aftermath of a flashing failure, a sweating air handler or a slow supply-line drip. If a pipe burst inside a wall and the plumber opened things up, our drywall repair after a plumbing leak page explains how we close those access cuts.
Common sources of leak stains in Florida ceilings
Find and fix the source first. Painting over an active leak only gives the water a fresh surface to mark.
Roof flashing and vent boots
Summer downpours and tropical storms push water past cracked pipe boots, lifted shingles and tired flashing. The stain often appears days after the rain, a few feet from where the water entered.
AC air handler and drain line
A clogged condensate line or rusted drain pan in the attic or closet can drip quietly for weeks. Stains near the return grille or a hallway closet are a strong hint.
Upstairs bathrooms
Failed tub caulk, a wax ring under a toilet or a shower valve leak shows up on the ceiling below, usually as a slow-growing ring rather than a sudden drip.
Condensation on ducts
Uninsulated or poorly sealed ductwork sweats in humid attics. The marks tend to follow the duct run in a line of small spots instead of one big ring.
Seal it, or cut it out?
We decide by touch and by moisture reading, not by how dark the stain looks.
Sealing is enough when the board is dry, flat and firm, and the paper face is intact. We clean the area, apply a shellac- or oil-based stain-blocking primer that locks the tannins in, then texture and paint. Ordinary latex paint lets the brown bleed straight back through, which is why so many DIY fixes reappear within a week.
Cutting out a section is the right call when the board sags between joists, feels soft when pressed, has bubbled or torn paper, or shows mould growth. We remove the damaged piece back to solid framing, check the insulation above it, fit a new piece, tape and finish it, then blend the texture.
Bigger than a patch? If most of the ceiling has come down or several rooms are soaked, that is a replacement job for a general contractor or drywall installer, and we will tell you so plainly.

How the repair goes
Text us a photo

Confirm it is dry
On site we check the stained area with a moisture meter and press-test the board. If it is still wet, we stop and give drying advice rather than sealing in moisture.
Block or replace
Firm board gets a stain-blocking primer. Soft or sagging board is cut back to framing and replaced with a new section, taped and finished under HEPA dust control.
Rebuild the ceiling finish
Knockdown, orange peel, smooth or sand-swirl texture is matched to the surrounding ceiling so the repair does not read as a flat island.
Touch up and walk through
We prime and touch-up paint the repaired area so it blends, then walk you through the result before you pay. The work carries our one-year written warranty.
Getting the texture and colour to disappear
A stain repair can be technically perfect and still look wrong if the texture is off. Ceilings in older Tampa Bay homes often carry a knockdown or heavy orange peel that has been painted over several times, softening its peaks. We test the spray pattern on cardboard first and adjust the mud consistency until it matches, then feather it past the edge of the repair. Our ceiling texture matching team handles the trickier patterns.
On colour, most ceilings are a flat white that has yellowed with age. Fresh white straight from the can will look brighter than the rest of the ceiling. We touch up the repaired area and feather it outward so the change in sheen and shade is hard to spot from the floor. We do not repaint whole rooms; if you want the entire ceiling refreshed afterwards, a painter is the right hire.
If your house was built before the mid-1980s and has a popcorn finish, that texture may contain asbestos. We ask for a test result before disturbing it.
When the stain is part of a bigger leak
Stains rarely travel alone after a storm. A roof leak that marks the ceiling can also wet the top of an exterior wall, swell baseboards or pop the tape on a nearby seam. If the damage spread after a named storm, our storm and roof leak drywall repair page covers multi-spot jobs. A ceiling that also shows a long hairline along the joint may need ceiling crack repair at the same visit. Frequently Asked Questions
Can I just paint over a ceiling water stain?
Not with regular paint. The tannins and minerals in the stain are water-soluble, so latex paint draws them back up to the surface and the ring reappears. A shellac- or oil-based stain-blocking primer has to go on first. Even then, painting only works if the board is dry and still firm.
How long should a ceiling dry after a leak before repair?
It depends on how much water got in, whether insulation above is soaked, and how humid the house is. A small drip may dry in a few days with the AC running; a soaked section can take much longer. We take a moisture reading before sealing anything, because trapping damp board under primer invites mould.
Do I need the whole ceiling replaced?
Usually not. Most leak damage is limited to one area between a few joists, and we cut out and replace just that section. If the majority of the ceiling has failed or several rooms are affected, a general contractor or drywall installer is better suited, and we will say so after seeing your photos.
Will my insurance cover a ceiling stain?
That depends on your policy and the cause of the leak, so it is a question for your insurer or agent. What we can provide is a clear written quote and photos of the repair, which many homeowners find useful when they talk to their adjuster.
What if the stain comes back after the repair?
A returning stain almost always means the leak is still active. If the source has been fixed and the stain bleeds through our primer, that is covered by our one-year written workmanship warranty. If new water is coming in, the roof, plumbing or AC needs another look first.
