Acoustic Ceiling Removal

Popcorn Ceiling Removal in Hillsborough County & Surrounding Areas

Scraping off popcorn texture is the easy part. A ceiling that looks good afterwards depends on testing older texture first, sealing the room properly, wetting rather than dry-scraping, and then fixing the gouges, loose tape and rough board that the texture was hiding.

What popcorn ceiling removal really involves

Popcorn, or acoustic, texture was sprayed onto ceilings for decades because it hid uneven drywall and dulled echo. It also traps dust, flakes when bumped, is hard to clean and shows every water stain. Removing it brightens a room and gives you a ceiling you can paint with a roller instead of a sprayer.

The job has three distinct stages, and a contractor who quotes only the first one leaves you with a disappointing result:

  1. Confirm it is safe to disturb. Texture from older homes may need lab testing before anyone touches it.
  2. Remove the texture with the room sealed and the material kept damp.
  3. Repair and finish the bare drywall underneath, then skim smooth or apply a new texture, prime and paint.

We handle stages two and three in full, and we tell you exactly how stage one works so nothing is skipped.

Asbestos testing comes before any scraping

Acoustic ceiling texture installed before the mid-1980s may contain asbestos. You cannot tell by looking at it, by the colour or by how it crumbles. The only way to know is to have a sample tested by an accredited laboratory, usually collected by a licensed asbestos professional.

Our rule is simple: if your home or the ceiling texture could date from that era, we do not scrape until a test comes back clear. If you are unsure when the texture went on, we treat it as untested.

If the result is positive, removal has to be done by a licensed asbestos abatement contractor. The Patch Guyz do not perform asbestos abatement. Once the abatement work is complete and the area has been cleared, we can come in to repair the bare drywall, skim or retexture, and get the ceiling ready for paint. In some cases homeowners choose to leave intact texture in place and have new drywall installed over it, which avoids disturbing it at all; ask your abatement professional whether that suits your situation.

Newer homes with texture sprayed after that period still get the same careful containment, because even asbestos-free popcorn makes a remarkable mess.

How we remove popcorn texture, step by step

  1. Empty and seal the room

Furniture comes out or is wrapped. Floors are covered with plastic and a tough top layer, walls are draped floor to ceiling, and doorways get zippered barriers so debris stays in the room.

  2. Shut down the air

The air conditioning is switched off and supply registers and returns are masked so dust is not pulled into the ductwork. Light fixtures and fans are taken down and the boxes covered.

  3. Wet scrape, never dry scrape

We mist the texture with water and give it time to soak so it softens and releases in damp sheets. A wide, rounded scraping blade lifts it without digging into the paper face of the drywall. Damp material also keeps airborne dust far lower, and our HEPA dust control runs throughout.

  4. Handle painted texture differently

Popcorn that was painted sheds water instead of absorbing it. It may need a longer soak, a stripping approach or, where it will not release cleanly, a decision to seal and skim over the surface rather than gouge the ceiling.

  5. Bag it and clean up

Debris is rolled up inside the floor plastic, bagged and removed, then the bare ceiling is left to dry fully before any repairs.

The drywall hiding under the popcorn

Builders often sprayed popcorn over ceilings that were only roughly finished, because the texture covered everything. Once it is off, we expect to find some of the following and include fixing them in the plan:

  • Unfinished or ridged seams

Tape joints that were bedded but never feathered show as raised lines across a smooth ceiling.

  • Loose or bubbled tape

Soaking can release tape that was poorly bedded. We cut it out and re-tape with setting compound.

  • Nail and screw pops

Fasteners that backed out are reset, an extra screw is added beside them, and the spot is refilled.

  • Scraper gouges and torn paper

Any torn face paper is sealed with a stain-blocking primer before compound, otherwise it bubbles.

  • Old water stains

Stains that were hidden by texture are sealed so they do not bleed through fresh paint. Soft or sagging board from an old leak is cut out and replaced.

  • Cracks at wall and ceiling joints

Corner cracks are re-taped so the new finish does not crack along the same line.

Skim coat or new texture? Choosing your new ceiling

A smooth skim-coated ceiling is the most modern look, but it is also the most demanding, because flat paint on a smooth ceiling under raking window light shows every ripple. We apply thin coats of compound across the whole ceiling, sand between coats under HEPA extraction and finish to a level ready for paint.

If you would rather keep some texture, a light orange peel or knockdown hides minor imperfections, looks current and goes on faster than a full skim. We spray a test area so you can see it before we commit, and our texture matching team can blend it into adjoining rooms that are staying as they are.

Either way, the ceiling is primed with a quality drywall primer so the paint dries evenly. If you also want the walls ready for a fresh colour, see our painting prep service.

Repair the popcorn, or remove it?

Not every popcorn ceiling has to go. We will give you an honest view:

  • Repair and re-texture a patch when one area was damaged by a leak or fixture change and you are happy keeping popcorn elsewhere, provided the texture has tested clear or is recent.

  • Remove it when the texture is stained, flaking, painted over unevenly or you simply want a cleaner, brighter ceiling.

  • Cover it with new drywall when the texture tested positive and you prefer not to have it abated, or when the board underneath is in poor condition.

  • Replace sections of ceiling board when removal reveals water damage, sagging or soft drywall.

Planning your project and what to expect

Popcorn removal is a whole-room project, so plan for that room to be out of use while we work. A single bedroom moves faster than an open living area with vaulted sections, and a whole-house job is scheduled room by room so you keep somewhere to live. Your written quote lists the rooms, the finish and the schedule, and the price on it is the price you pay.

To get started, text a photo of each ceiling to 727-242-8500 and tell us roughly when the house was built and whether you have a test result. Before we start, clear small items and anything fragile, and let us know about smoke detectors, cameras or speakers mounted on the ceiling.

We remove popcorn ceilings across all six counties we serve. If you are in the city, our popcorn ceiling removal in Tampa page covers local details, and for other wall and ceiling work in the city visit our Tampa drywall repair team; across the bay, see Pinellas County popcorn removal; and further south, read about textured ceiling removal in Bradenton. Frequently Asked Questions

Do I really need an asbestos test before removing popcorn?

If the texture could have been applied before the mid-1980s, yes. Asbestos cannot be identified by eye, and scraping is exactly the kind of disturbance that releases fibres if it is present. A licensed professional collects a sample and an accredited lab tests it. We wait for a clear result before scraping, and if it is positive a licensed abatement contractor must handle removal.

Can you remove popcorn that has been painted?

Usually, but it takes longer. Paint stops water soaking into the texture, so it does not soften the way bare popcorn does. We test a small area first. If it will not release without tearing the drywall, the better option is often to seal and skim over it. Covering the whole ceiling with new board is a job for a drywall installer.

Will my ceiling be perfectly flat after a skim coat?

A skim coat removes the texture look and the small defects under it, and the result is smooth and paint-ready. It does not straighten framing that has bowed or sagged. If joists are uneven, we point it out beforehand and talk through options such as a light texture that disguises gentle waves.

Can I stay in the house during popcorn removal?

Most people do. We seal each room with plastic barriers, keep the material damp, mask the HVAC and run HEPA dust control. You will not be able to use the room being worked on until it is finished, and we schedule larger homes room by room to keep the rest usable.

Do you remove popcorn outside Hillsborough County?

Yes. We remove and refinish popcorn ceilings in Hillsborough, Pinellas, Polk, Manatee, Pasco and Sarasota counties. Text photos to 727-242-8500 with your address and we will send a written quote, usually within the hour.
