Stucco is everywhere in Tampa. It covers block homes from the 1950s through today and frame houses in newer subdivisions. It stands up well to sun and heat, but it is not waterproof, and Tampa's heavy summer rains, humidity and storm winds find every crack.
When stucco needs work, quotes can range widely. That is not because contractors are guessing. It is because stucco repair jobs differ enormously depending on what is wrong and what is behind the wall. This guide covers the factors that shape a quote.
A quick note on who does what: The Patch Guyz do not repair exterior stucco; we work on interior walls and ceilings only. The stucco itself should be handled by a stucco specialist. We often come in afterward to repair the interior drywall and plaster that a stucco leak has damaged, so this guide covers both sides of the wall.
Factor 1: The Type of Crack
- Hairline cracks, thinner than a credit card, are common and often cosmetic. They are usually sealed with an elastomeric patch or coating and repainted.
- Wider cracks let in water and may need to be opened up, filled with a compatible material and re-textured.
- Stair-step cracks following the block joints, or cracks that keep growing, can signal movement. These may need evaluation before cosmetic repair.
- Cracks around windows and doors often point to failed sealant or flashing rather than the stucco itself.
Factor 2: What Is Behind the Stucco
On a concrete block home, stucco is applied directly to the masonry. Repairs are generally simpler because there is no wood framing to rot. On a frame home, stucco sits over lath and a weather-resistant barrier. If water has got behind it, sheathing and framing can be damaged, and the repair grows from a patch into opening up the wall.
Some homes have EIFS, a synthetic system with foam insulation behind a thin finish coat. It looks like stucco but is repaired differently.
Factor 3: Moisture Damage
Water is the factor that turns small jobs into big ones. A contractor may probe soft areas, check moisture readings, or cut a small inspection opening. If the stucco has delaminated, or there is rot behind it, the scope changes.
Factor 4: Matching Texture and Color
Stucco textures such as sand finish, lace, dash and smooth vary from house to house and wall to wall. Matching is a skill. A patch that is structurally sound but obviously different is still visible from the street. Often the whole wall plane is repainted so the repair blends in.
Factor 5: Size, Height and Access
A patch beside the front door is quick to reach. A second-story gable, a wall behind dense landscaping or a section over a pool cage needs ladders, scaffolding or extra protection.
Factor 6: Paint and Sealing
Most stucco repairs end with primer and an exterior paint or elastomeric coating. Whether that covers just the patch, the whole wall or the whole house is a major variable in any quote.
Don't Forget the Inside of the Wall
Failed stucco often announces itself indoors before you notice it outside. Check the interior side of exterior walls for:
- Bubbling or peeling paint near windows and lower walls
- Soft or stained drywall, especially below windowsills
- Swollen baseboards
- A musty smell in closets on exterior walls
If you find these, get the exterior fixed first. Then the interior can be repaired properly. Our wall and ceiling repair service handles the drywall and plaster side, and our plaster repair team works on older homes with plaster applied directly over block.
How to Get a Meaningful Quote
- Photograph each crack with something for scale, plus a wide shot of the wall.
- Note whether your home is block or frame construction.
- Mention any interior signs of moisture on the same wall.
- Ask each contractor what is included: crack repair, texture match, paint, and how hidden damage is handled.
