Comparing Drywall Contractors in Pinellas County: Five Tests for Condos and Coastal Homes

Pinellas has a lot of condos, villas and older coastal homes, and they bring building rules, shared walls and salt air into a drywall job. Use these five tests to compare contractors.

A "top five" list of drywall companies does not help much when your real problem is specific: the unit upstairs had a toilet overflow, your ceiling has a brown ring, the building manager wants paperwork before anyone touches it, and the elevator can only be reserved on weekdays.

Pinellas County is packed with condos, villas and older cottages, from Clearwater Beach and the barrier islands down through St. Petersburg and Gulfport. Drywall work in those homes involves rules and logistics that a single-family job does not. Instead of ranking companies, this guide gives you five tests to compare any contractor you are considering.

Test 1: Can They Work Within Building Rules?

Condo and HOA buildings usually have rules for contractors. Ask each company whether they routinely handle:

  • A certificate of insurance naming the association, which many buildings require before work starts
  • Approved work hours and quiet times
  • Elevator reservations and padding
  • Parking for work vehicles, often limited near the beach
  • Debris removal without using building dumpsters

A contractor who does condo work regularly will ask about these before you do. One who seems surprised by them may cause friction with your manager.

Test 2: How Do They Handle Dust in Shared Buildings?

Sanding dust in a condo does not just travel through your unit. It can reach hallways, neighbours' doors and shared AC returns. Ask:

  • Will doorways be sealed with plastic?
  • Are vents and returns covered?
  • Is sanding done with HEPA-filtered vacuums?
  • How is the hallway protected on the way in and out?

The Patch Guyz uses HEPA dust control on every job, which matters most in buildings where your neighbours share the air.

Test 3: Do They Understand Leak Repairs Between Units?

The most common condo drywall job is a leak from above. A good contractor will:

  1. Confirm the source in the unit above has been repaired
  2. Check moisture levels before closing anything
  3. Replace soft or sagging sections rather than painting over them
  4. Seal stains with a stain-blocking primer
  5. Match the existing ceiling texture

Who pays is a separate question governed by your association documents and insurance policies, not by the contractor. A helpful contractor will give you a clear written quote and photos you can share with your insurer or manager, but they should not tell you who is responsible.

For more on the repair itself, our guide to repairing water-damaged drywall walks through each step.

Test 4: Are They Comfortable With Coastal and Older Construction?

Pinellas housing varies a lot:

  • Mid-century block homes with plaster or early drywall
  • Popcorn ceilings in units built before the mid-1980s, which need asbestos testing before anyone disturbs them
  • Concrete ceilings and walls in some high-rise buildings, where drywall is only on partitions
  • Salt air and humidity that make compound slower to dry and paint harder to cure

Ask what types of buildings they work in most and how they adjust for each. A contractor who plans to scrape an untested 1970s popcorn ceiling has failed this test.

Test 5: Is the Paperwork Clear?

Condo repairs often involve a property manager, an insurance adjuster, or an owner who lives out of state. Clear paperwork helps everyone:

  • A written quote describing each repair, not a single total
  • Confirmation of whether the quote is the final price
  • Photos before and after
  • A written workmanship warranty
  • Willingness to coordinate access with a manager or tenant

Putting the Tests Together

Score each contractor on the five tests rather than on who called back first. A company that passes all five is very likely to finish the job without trouble with your building.

Single-Family Homes Too

Not everyone in Pinellas lives in a condo. Older block homes in neighbourhoods around Largo, Seminole and Dunedin face similar issues of humidity, popcorn ceilings and roof leaks after summer storms. The same five tests still apply, minus the building rules.

Questions about this topic

Does my condo association need paperwork from my drywall contractor?

Many do. Associations often require a certificate of insurance naming the association before any contractor starts work, and may set rules for work hours, elevator use and parking. Check with your manager first and share the requirements with the contractor when you request a quote.

Who pays for drywall repair after a leak from the unit above?

That depends on your association documents, the cause of the leak and the insurance policies involved. A contractor can provide a detailed written quote and photos to support a claim, but responsibility is decided between owners, the association and insurers.

Can drywall in a condo be repaired without disturbing neighbours?

Mostly. Sealing doorways, covering returns, using HEPA dust control and working within approved hours keep noise and dust to a minimum. Some sanding noise is unavoidable, but it is usually short. Letting neighbours know in advance helps.

Does an older condo ceiling need an asbestos test?

If the unit was built before the mid-1980s and has popcorn or similar texture, yes. Testing is quick and tells you whether normal repair or removal is safe. If the result is positive, an abatement specialist must handle the texture first.
