You sent photos of a water-stained ceiling to three companies. One quote is a single line with a total. One is a page long. One never arrived. Which contractor is best?
The answer is usually hiding in the detail. Totals vary because scopes vary, and the quote that looks lowest often leaves out the steps that make a repair invisible. This guide shows how to read drywall repair quotes side by side so you compare like with like.
Get Quotes on the Same Information
Before comparing anything, make sure every contractor saw the same thing. Send each one:
- A wide photo of the wall or ceiling, plus close-ups with something for scale
- A close-up of the texture
- What caused the damage and whether the source is fixed
- Whether you want it painted or left paint-ready
- Access notes: ceiling height, stairs, furniture, pets, condo rules
If one company asks follow-up questions and another does not, note that. Questions are a good sign.
Line 1: What Is Being Repaired
The quote should describe each repair specifically: "ceiling section over dining table, approx. size, water-damaged," not "drywall repair." Vague descriptions make it impossible to hold anyone to the result.
Line 2: The Method
Look for how the damage will be fixed:
- Cut out and replace, or patch over?
- Will wet insulation or damaged backing be dealt with?
- Will seams be re-taped or just covered?
A quote that patches over a soft, stained ceiling instead of replacing it will be cheaper today and more expensive next year.
Line 3: Texture
This is the line most often missing. If your wall or ceiling has orange peel, knockdown, skip trowel or popcorn, ask how texture matching is handled and whether it is included. A smooth patch on a textured ceiling is visible from the doorway.
Line 4: Primer and Paint
Check for:
- Stain-blocking primer over water marks
- Primer over all new compound
- Whether paint is included, who supplies it, and how much of the wall gets painted
Painting just the patch on an older wall often leaves a visible square because the old paint has faded. Painting to the nearest corners usually blends best.
Line 5: Protection and Clean-Up
Drywall sanding dust travels. Look for floor and furniture protection, masking, and dust control. HEPA dust control makes a big difference in a lived-in home and should be stated, not assumed.
Line 6: Price Terms
- Is the quoted number the final price, or an estimate that can rise?
- What would trigger an extra charge?
- When is payment due?
A written quote that is the final price protects you from "we found more damage" surprises on conditions that were visible from the start. Hidden problems behind a wall can still happen, but a good contractor will explain in advance how they would handle them.
Line 7: Warranty
Look for a written workmanship warranty with a stated length. A verbal promise is hard to rely on if a crack reappears months later.
Line 8: Who Does the Work
Is the crew made up of the company's own technicians or subcontracted labour? Are they background-checked? You are letting them into your home.
Why Quotes Vary So Much
Once you line them up, the spread usually makes sense:
- One quote includes texture and paint; another stops at a primed patch
- One replaces the stained section; another plans to paint over it
- One includes protection and dust control; another assumes you will move everything
- One is a firm price; another is a starting estimate

Red Flags on Paper
- A single line with a total and no description
- No mention of texture on a textured surface
- No mention of the moisture source on a water-damage job
- Large upfront payment
- No written warranty
- Pressure to accept quickly
Other Things Worth Weighing
The quote is the core, but also consider:
- How quickly and clearly they responded
- Recent reviews that mention clean-up and communication, not just the finished look
- Whether they walk through the job with you before you pay
- Whether they cover your area regularly
Our pages on drywall contractors serving Hillsborough County and what to expect during a repair explain how we handle each of these points.
