You have sent your photos, had a couple of companies look at the damage and now you are holding two or three quotes. One is a single line. Another is a page long. The totals are different, and it is hard to tell why.
The quote is where the right contractor reveals itself. A clear, detailed quote usually means a clear, detailed job. This checklist walks through what each part should say and the questions to ask when it does not.
1. Scope of work
The quote should say exactly what is being repaired, room by room. Look for:
- Each area listed separately (for example, "hallway ceiling stain" and "bedroom doorknob hole")
- Whether damaged drywall is being patched or cut out and replaced
- Any backing, framing or insulation work behind the patch
Ask: "If you find more damage once you open the wall, how will that be handled?" A good contractor explains this before work starts, not after.
2. Finish level
Drywall finishing is graded from basic to premium. Industry finish levels run from Level 0 (just hung) to Level 5 (a full skim coat for a flawless surface). Most painted living areas sit around Level 4. Rooms with strong side light or glossy paint may justify Level 5.
Ask: "What finish level will the repaired area match?" If the answer is unclear, the repair may stand out once painted. Our drywall finishing page explains the difference.
3. Texture matching
Many Tampa Bay homes have orange peel or knockdown walls and ceilings. A quote should say whether texture is included and how it will be blended into the surrounding surface.
If you have popcorn ceilings in a home built before the mid-1980s, the quote should mention asbestos testing before any texture is disturbed.
4. Primer and paint
These are the most common gaps between quotes. Check whether the price includes:
- Priming the repair only
- Painting the patch only
- Painting the whole wall or ceiling so the sheen matches
A low quote that leaves a primed white square on your blue wall is not really cheaper.
5. Protection, dust and cleanup
Sanding drywall makes fine dust. The quote or the contractor should explain:
- How floors and furniture are covered
- Whether vents are sealed off
- What dust control equipment is used
- Who removes debris and how
6. Schedule
Drywall repairs often take more than one visit because each coat must dry, and Florida humidity can slow that down. A quote should state the expected number of visits and a start date.
7. Price and payment terms
Check:
- Whether the quoted amount is final or an estimate that may change
- When payment is due – at completion, or in stages for larger projects
- What triggers any extra charge, in writing
Be cautious of large deposits on small repairs and of any quote that leaves the price open.
8. Warranty
A written warranty should say what is covered (workmanship, materials or both), for how long and how to make a claim. Verbal promises are hard to rely on later.
9. Who is doing the work
Ask whether technicians are employees or subcontractors, whether they are background-checked and whether the company carries insurance for the work. If your project includes structural or permitted work, confirm with your local building department what is required.
Putting the quotes side by side
Make a simple table with a row for each checklist item and a column for each contractor. Gaps become obvious. Often the "expensive" quote includes primer, paint, texture and cleanup, while the cheaper one does not.
Price matters, but so do communication, clarity and how a company answers your questions. If a contractor bristles at being asked for details, consider how they would handle a problem mid-job.
