Corner Bead Repair for Longboat Key homes
Longboat Key is a barrier island between the Gulf and Sarasota Bay, split between Sarasota and Manatee counties and linked by Gulf of Mexico Drive to Lido Key at one end and Anna Maria Island at the other. Housing is dominated by Gulf-front condominium buildings, gated communities and bayside homes, many owned by seasonal residents.
Gulf-facing windows on Longboat Key flood condo walls with light, so we skim each repair to a Level 5 surface and feather it far enough that it cannot be traced.

How the repair works
Inspect the corner
We check whether the bead is bent, loose, delaminated or rusted, and how far the damage runs.
Cut out the bad section
Compound is scored on both faces and the damaged bead is removed back to sound material.
Install and align new bead
A new length is set dead straight with the existing edge and bedded or fastened firmly.
Finish both faces
Compound is feathered wide, texture matched and the area primed and touch-up painted.

Corner Bead Repair questions
Do you repair corners around window returns?
Yes. Window returns use the same bead and often take knocks from blinds and cleaning. Rust there may point to a window leak worth checking.
Can you fix rounded bullnose corners?
Yes. We use bullnose bead with a matching radius so the curve flows into the existing corner.
Is corner bead repair messy?
It involves cutting and sanding, so we cover floors and furniture and use HEPA dust control to keep dust contained.
How many corners can be done in one visit?
Several corners in the same home are commonly repaired together. Send photos of each and the quote will cover them all.
