Popcorn ceilings were everywhere in Florida homes for decades, and plenty of Clearwater houses, condos and villas still have them. When you decide it's time for a smooth or modern texture, you'll quickly find that "popcorn removal" can mean very different things from one company to the next.
Rather than ranking companies, this guide gives you the questions that reveal how a contractor will actually handle your ceiling. Ask every company the same ones and compare the answers.
Before the work: testing and planning
"Does my ceiling need an asbestos test first?"
This is the most important question. Popcorn texture installed before the mid-1980s may contain asbestos. You can't tell by looking. If your home or condo was built before then, or you don't know when the texture was applied, the ceiling should be tested before anyone scrapes, sands or even wets it.
A good contractor will raise this before you do. Be cautious of anyone who says testing isn't necessary for an older ceiling. If a test comes back positive, the material should be handled by a qualified abatement contractor, not a general crew.
"Has the ceiling been painted?"
Painted popcorn doesn't soften with water the way unpainted texture does, so removal takes more effort and sometimes different methods. Ask whether the contractor checked, and whether their price accounts for it.
"What's under the popcorn?"
Popcorn was often sprayed over ceilings that were only roughly finished. Once it's off, seams, fastener heads and imperfections become visible. Ask how the company handles what they find.
During the work: containment and protection
"How will you protect the room and the rest of the house?"
Look for specifics:
- Floors covered with plastic and paper or drop cloths
- Walls masked with plastic sheeting from ceiling to floor
- Furniture removed or wrapped
- Doorways sealed to keep debris in the work area
- HVAC vents and returns covered, and the system off while scraping
"How do you control dust?"
Scraping wet texture is messy, but sanding the ceiling afterwards creates fine dust. Ask whether the crew uses HEPA-filtered vacuums and sanders. At The Patch Guyz, HEPA dust control is standard on every job.
"Do I need to leave the house?"
For most jobs on a tested, asbestos-free ceiling you can stay home, but you won't be able to use the rooms being worked on. Ask about daily access to bedrooms and bathrooms if you're doing several rooms.
After the scraping: the part that decides the result
"What finish will the ceiling have when you're done?"
Removing popcorn is only half the job. The bare ceiling usually needs:
- Repairs to gouges and loose tape
- A skim coat or retaping to correct imperfections
- A new texture (such as light orange peel or knockdown) or a smooth finish
- Primer
- Ceiling paint
Some companies quote only the scraping. Others include everything through paint. Make sure you know which you are getting, because a scraped-but-unfinished ceiling isn't a finished room.
"How do you handle light from windows?"
Smooth ceilings show every flaw when strong Florida sunlight rakes across them from a window or sliding door. A contractor who mentions this and adjusts their finishing to suit — or suggests a light texture to hide minor imperfections — understands the job.
"What does cleanup include?"
Ask whether debris is bagged and removed, whether walls and floors are wiped down, and who handles disposal.
Paperwork and accountability
- Is the quote written, and is it the final price?
- Does it list every room and the final finish?
- Is there a written warranty on workmanship?
- Will there be a walkthrough before you pay?
The Patch Guyz provide a written quote that is the final price, a walkthrough before payment, and a one-year written workmanship warranty.
Clearwater-specific considerations
Condos and townhomes may have association rules about working hours, elevator use and debris removal, so check those before scheduling. In older single-family homes near the coast, look for signs of past roof leaks — staining in the popcorn is easy to miss until it's scraped away.
Clearwater's humidity also means compound and new texture can take longer to dry between coats. A contractor who builds in realistic drying time is a contractor who isn't rushing your ceiling.
